Good to know before your property valuation

A few things that help your valuation go smoothly.

A free estimate, not a survey

Our free valuation is an estimate of what your property could sell or let for, based on local market knowledge. It is not a formal survey valuation by a qualified surveyor, which is usually charged for. A valuation is also not a guaranteed sale price.

    How our fees work

Our agency fee depends on a number of factors, and we offer either a percentage fee or a fixed fee. We discuss it with you when we value your property, and you pay no agency fee until your sale completes.

    Identity checks

Estate agents are required by law to check their clients’ identity, to protect against money laundering. We will ask for photo ID, such as a passport or driving licence, and proof of address, such as a bank statement or utility bill that is less than 3 months old.

    Tell us what matters

Please tell us about anything that could matter to a buyer, such as flooding, damp or a short lease. Estate agents are legally required to share this kind of information with potential buyers.

    Documents that help

If you have them, it helps to have your title documents, your Energy Performance Certificate (EPC), and your gas and electrical safety certificates to hand.

    Independent redress

We are members of The Property Ombudsman Scheme, which deals with complaints about estate agents.
