When you look into letting a property or renting a home, the process should be simple. Our team breaks down the essential steps every tenant must follow. We help you secure your ideal residential property smoothly and confidently.
Step 1
First, you must choose the right home. Register your search requirements with our team today. When we find a match, we will call you immediately. We will discuss the structural details and arrange viewing times. You can also monitor real-time listings via our property portal and social channels.
Step 2
Once you find the perfect house, you need to secure it fast. You will pay a holding deposit to lock in the home. After payment, our team allows three working days. You will use this time to gather all required tenancy documents.
Step 3
We require a comprehensive credit check from all prospective tenants. You must provide completely accurate background information. Once the referencing checks return a successful result, we will proceed. Our team will prepare the tenancy agreement.
Step 4
You must provide photographic ID and proof of address at signing. Tenants must pay a full month of rent upfront. You also need to clear the security deposit and any applicable fees. We recommend bringing your guarantor or witnesses to the signing session. After signing, you receive your written tenancy terms, details of where your deposit is protected, and your keys. Step 5
Before moving in, you must arrange an inventory inspection with one of our agents. This check ensures everything remains in ideal working condition. It also offers a great opportunity to ask our team any remaining questions.

If you experience any issues during your tenancy, contact Aura Estates. We resolve complaints and answer questions quickly. Our in-house maintenance specialists handle all urgent property repairs promptly.
Step 7
If you want to stay, you do not need to do anything. Your tenancy continues unless you or your landlord end it. If you decide to leave, you must give 2 months’ written notice, ending on your rent due day or the day before. Your deposit is returned after the tenancy ends, less any agreed deductions.
