How to rent- a simple guide

1. Finding your perfect property
Firstly, find the right property! Register your requirements with the team and when there’s a perfect match, we will give you a call to discuss the property details and arrange viewing times, You can also keep a look out via our website and social media which are updated regularly.

2. Securing with a deposit
When you have found the perfect house you can call a home, you will need to secure with a deposit. After you have do so, we will allow you 3 working days to collect all the requested documents.

3. Credit check and Referencing
A credit check is required from all prospective tenants, with correct information provided. After the reports come back as successful, we will then proceed in signing an assured shorthold Tenancy agreement.

4. Signing your agreement
Photographic ID and proof of current address will be required at agreement signing. Additionally, a full month of rent and deposit must be paid (Including any other additional fees). At the time of signing, we recommend bringing your guarantor and, if needed and any other witnesses. After signing, You will also be given a copy of the ‘How to rent: the checklist for renting in England’ document, your proof of the deposit protection and a copy of your keys.

5. Moving into your House
Prior to moving in you will need to arrange an ‘in’ inventory with one of the agents, this ensures that everything is in working condition before moving in and another opportunity to ask any questions you may have.

6. During your Tenancy
If you have any issues during your tenancy, please don’t hesitate to contact the Team at Aura Estates. We endeavour to resolve any complaints and answer any questions you may have as quickly and in the best possible way. Any maintenance issues can be resolved by contacting the maintenance team.

7. At the end of your tenancy
If you wish to remain in the property, you must inform the agency and the tenancy will be automatically renewed, though you will be required to sign a new Tenancy Agreement with new terms and conditions. In the unfortunate case where you wish to end your Tenancy, you will be required to give the Agency 2 months’ notice in advance. Furthermore, an inventory will take place where we will inspect the property to ensure everything is in a suitable condition for the next tenant. The outcome of the inventory will allow us to determine if you’re returned deposit amount will be affected.
